Small projects fail when they are staffed as leftovers. Our special projects group is a standing team with its own superintendents, estimators, and trade bench, built for fast interiors and occupied buildings.
What the group does
Tenant improvements from vanilla shell to full-floor headquarters, restaurant build-outs, clinic refreshes, structural repairs, equipment installations, and the strange-but-urgent projects that do not fit a big-job org chart. Typical contract range is $50,000 to $3 million, with schedules measured in weeks. Current work includes 18,400 square feet of suite interiors at Foundry Row in Sacramento.
Occupied buildings are the specialty
The group's superintendents are chosen for exactly one temperament: they treat the building's occupants as the client's clients. Published quiet hours, negative-air containment, protected paths of travel, nightly cleanup to photograph-and-send standard, and a same-day answer when a tenant asks a question. Landlords keep a GC that their tenants never complain about.
Speed without improvisation
Small work moves fast, which is precisely why it needs the same paper as big work: a real schedule, a real budget, written RFIs, and a closeout book even for a six-week suite. The discipline costs nothing and the alternative costs arbitration.
