CM at-risk puts us on your side of the table during design, then converts to a guaranteed maximum price when the documents are ready. You keep your architect, you see our books, and the ledger stays open.

Open book means open book

Under a Gantry CM contract, the owner sees every trade bid, every leveling sheet, every buyout saving, and every contingency draw, in a monthly cost report that reconciles to the penny. Savings split per contract; there is no second, private ledger. Owners who have audited us once tend to stop auditing, which we consider the best review we get.

Preconstruction is included, not adjacent

CM at-risk only works when the builder is in the room early. Our precon team joins at schematic design or earlier, prices each milestone, and runs constructability reviews against your architect's sets. The GMP, when it comes, is a documented conclusion instead of a negotiation ambush.

Schedule as a contract exhibit

The milestone ledger (dry-in, systems energization, substantial completion by area) is written into the GMP amendment, with float ownership defined. On Parkline Offices, delivered under CM at-risk in 19 months, that ledger is the reason a 96,000 square foot building handed over 11 days early: everyone could see the float burning weeks before it mattered. Fee, stated plainly

Our CM fee is a fixed percentage stated in the first proposal, with general conditions itemized and capped. If a line in our GCs looks padded, ask us to defend it. That conversation is the audition.
