The brief
A Sacramento developer needed 178 workforce-rate units on a tight River District infill parcel, financed against a schedule with no slack in it. They contracted design-build with a GMP committed at 50 percent design development, and they asked for the thing we like being asked for: publish the schedule and hold it.
The build
Two levels of post-tensioned podium, five of Type III wood framing, our own crews on both the concrete and the carpentry. The podium placed through a wet January by resequencing pours around the forecast rather than waiting on it. Framing ran at a published takt of one deck every nine working days, with standpipes charged floor by floor and third-party fire watch on every hot-work shift.
Where it stands
Riverworks topped out in June 2026 on day 411 of a 26-month schedule, four days inside the milestone ledger. Interior rough-in is underway; unit turns begin this fall on a five-units-per-crew weekly takt. Delivery remains committed for spring 2027. All figures illustrative: this is a fictional demo project.
