What we build
Ground-up core and shell from 20,000 to 150,000 square feet, full-building repositioning of 1980s stock, structured-parking additions, and build-to-suit headquarters for owner-occupiers. Our office work concentrates in the Highway 50 and Interstate 80 corridors: Sacramento, Roseville, Rancho Cordova, and Folsom.
How office work is different
An office pro forma is a schedule bet. Every month of construction float you burn is a month of free rent you will give away in lease-up. So we run office projects against a milestone ledger the owner sees every week: envelope dry-in, elevator turnover, lobby substantial completion, TI-ready floors. On Parkline Offices, a 96,000 square foot Class A building in Roseville, that ledger closed 11 days ahead of the contract date and returned 1.4 percent of contingency to the owner. Those figures are illustrative, like everything on this demo, but the reporting method is the point: you should never have to ask a GC how it is actually going.
Envelope and systems
We hold curtain wall, glazing, and waterproofing subs to mockup-first sequencing, with third-party envelope review on every ground-up office. Mechanical rough-in gets coordinated in the model before the first hanger is set, because office ceilings are where field conflicts go to get expensive.
