The brief
A regional owner-developer wanted a three-story, 96,000 square foot Class A building on the Highway 65 corridor, with their own architect under their own contract. CM at-risk fit: we joined at schematic design, priced three milestones, and converted to GMP at 90 percent CDs.
The build
The schedule risk lived in the envelope: a unitized curtain wall with a wood-soffit entry that had to close before the rainy season. We released glazing against an allowance four months before GMP, built the mockup in week two of construction, and dried in eight days ahead of the milestone ledger. Mechanical coordination ran in the model down to hanger locations before rough-in started.
The numbers
Substantial completion arrived 11 days ahead of the contract date. Buyout and an unspent general-conditions line returned 1.4 percent of the GMP to the owner at closeout, documented in the same monthly cost report format they had read all job. Figures illustrative: fictional demo project.
