Multifamily is our largest market by square footage: podium and garden communities where unit-turn logistics and framing velocity decide the pro forma.
What we build
Type III over Type I podium buildings, garden-style walk-ups, and mixed-use residential with ground-floor retail, typically 60 to 220 units. Riverworks Lofts, currently topping out in Sacramento's River District, is the working example: 178 units and 214,000 square feet on a two-level podium, delivered design-build.
Framing is the schedule
On a podium job, wood framing is half your critical path and most of your fire risk. Our self-perform rough carpentry crews frame our own multifamily work, which means framing productivity is a number we manage daily instead of a subcontractor promise we audit monthly. Hot-work permits, standpipe-as-you-go, and third-party fire watch are standard on every deck.
Unit turns, counted
The last third of a multifamily schedule is a factory: cabinets, tops, trim, paint, punch. We run unit turns on a takt board, five units per crew per week, published in the weekly owner report. When a trade slips, the board says so in numbers before it says so in move-in dates.
