What the report covers.
- Roof surface: shingle condition, granule loss, bruising, creases, nail pops, and previous repairs, slope by slope.
- Details: flashing, pipe boots, chimney counter-flashing, valleys, ridge caps, and sealant condition.
- Drainage: gutter pitch, downspout capacity, overflow staining, and grade splash.
- Attic side: ventilation balance, insulation contact, daylight checks, and moisture staining on decking.
- The verdict page: repair now, watch, or plan for replacement, with photos attached to every line.
When an inspection earns its fee
Annual checkups catch the $400 problems before they become $4,000 ones. Beyond that, three moments call for a documented inspection: before listing or buying a house, after any logged storm event even when nothing looks wrong from the ground, and before a roof warranty's transfer window closes. Storm-response inspections tied to a logged event are free as part of the damage report; standalone 21-point inspections carry a modest flat fee (illustrative) that we credit toward any resulting work.
Maintenance visits, sealant refresh, boot replacement, minor tune-ups, book the same way and close with the same photo report. The file grows every visit; your roof gets a medical history instead of a mystery.
