A failed water heater does not schedule politely, so we hold same-day and next-day install slots for exactly this call. Standard 40 and 50 gallon gas and electric tanks live in our warehouse, not on backorder, and the flat installed price includes the new unit, expansion tank, pan, code-required valves, haul-away, and permit.
If yours is leaking from the tank body, replacement is the only answer and speed is the job. If it is a failed element, thermocouple, or gas valve on a younger unit, we repair it at a flat rate and tell you honestly how many years the tank likely has left, based on age and our anode inspection, not a sales target.
Failing versus failed
- Water pooling at the base: tank breach, replace now before it opens up
- Rusty hot water only: the anode gave up a while ago and the tank is next

- Lukewarm at best: element, thermostat, or dip tube, all repairable

The tankless question, answered like an adult
Tankless is superb when the fit is right: endless hot water, a 20 year service life, and closet space back. It costs more up front, wants annual descaling in our water, and sometimes needs a gas line upsize that changes the math. Our advisor prices your actual house both ways, total and monthly, and tells you plainly when a high-recovery tank is the smarter spend.
Every install is commissioned with combustion or element checks, temperature dialed to your household (120 degrees unless you ask otherwise), and the permit inspection handled by us (fictional permitting for this demo). Tanks carry 6 to 12 year manufacturer warranties by model; our labor warranty is 2 years across the board (illustrative).

Fair questions
My heater is leaking right now. What do I do?
Close the cold inlet valve on top of the tank, kill power at the breaker or turn the gas dial to off, and call us. Those two moves usually stop the damage; we will walk you through them on the phone.
Is tankless really endless hot water?
Yes within its flow rating: two showers at once is fine on a right-sized unit, four is not. Sizing to your real simultaneous use is the whole trick, and it is why we ask about your mornings.
Why did my last water heater only last 8 years?
Usually a dead anode rod nobody ever checked, hard water, or high pressure with no expansion tank. All three are preventable, and our install includes the third by default.
