Design, Refine, Build. Three phases in order, a price that locks before demolition, and a schedule you can read like a calendar. Here is the whole thing, spelled out.

Design

We audit how your household actually lives, then draw priced concept options. You choose a direction knowing what each one costs.

Selections, engineering, and permits lock into one fixed proposal. The number you sign is the number you pay.

Phase 01

Design: we study how you live, then draw it

Every project starts with the morning audit: an hour in your house watching how it works and fails. Where the coffee happens, who trips over whom, which room hoards the light your kitchen deserves. Then Ada's team draws concept options, and here is the part that makes us design-build: every concept arrives with a price band attached. You never fall in love with a drawing you cannot afford.

Design fees run roughly 5 to 8 percent of expected construction cost (illustrative) and buy you a real deliverable: measured drawings, a developed concept, and a preliminary budget you can take seriously.

Phase 02

Refine: every decision made, every dollar named

Refine is where remodels are actually won. Over four to twelve weeks (scope depending) we lock the drawings, walk you through selections with the samples in your hand, finish engineering, and price the whole project with our crews and trade partners. It ends with one document: a fixed construction proposal listing everything that will happen to your house and what it costs.

This is the phase most contractors skip, and it is why most remodels run over. Ours do not, because there is nothing left to guess when the dumpster arrives.

Phase 03

Build: one crew, a published schedule, no silence

On day one you meet your crew, and they are yours until the end: the same faces, our employees, led by a Wrenhouse carpenter. The schedule is published in chapters (structure, envelope, systems, finish), your project manager walks the site with you every week, and every Friday at 4pm you get photos and a plain-English note about what happened and what is next.

When the house surprises us, and old houses always do, you get photos, options, and prices within 48 hours. Nothing proceeds without your signature. Surprises are part of remodeling; surprise invoices are not.

After the build

The warranty is an appointment, not a pamphlet

Two years on workmanship, in writing. At month eleven we schedule a walkthrough and fix the small settling items every project develops: the door that swelled, the caulk line that opened. You do not have to call and chase us. It is already on the calendar.
