The production

The listing, produced like an exhibition

When a gallery mounts a show, nothing about the presentation is improvised. We produce listings the same way. Here is the plan, itemized, so you can hold us to it.

The standard

Every listing. No tiers, no upsells.

The itemized production below is not a premium package; it is the only way we list a house. The photography is commissioned, not scheduled. The catalog is printed, not attached as a PDF. The preview is real, because the list is real. Sellers can hold us to every line, and they do.

On a live site, this page is where Overflow wires the proof: each item links to a worked example from a real sale.

  1. Commissioned photography

One photographer, chosen for the house, shooting in the light the rooms were designed for. Twilight for the parkway houses, hard morning sun for the lofts. We schedule around weather, not around Thursday. Aerial and detail work included where the architecture earns it.

  2. Measured floor plans

Drawn plans with real dimensions, because buyers make shortlists at midnight with a tape measure of their own furniture in mind. The plan answers the question before the showing has to.

  3. The catalog

A printed booklet for every representation: the photography, the plan, the house's history, and prose written by someone who stood in the rooms. Buyers take it home. Their skeptical relatives read it. It keeps arguing after the showing ends.

  4. The private preview

Before the portals, the house is shown to the Corbel private list and to the small set of brokers whose buyers we know are waiting. Some sales finish here, quietly, at full conviction prices. The rest launch publicly with momentum already recorded.

  5. Placement, not blasting

The public campaign goes where the buyers for this specific house actually look: the MLS with full production values, the design press when the architecture warrants it, and a launch to our list. No boosted-post confetti, no open-house balloons.

  6. The pricing argument

A written comparables case, presented to you before it is defended to the market. Pricing is the largest marketing decision of the entire campaign, and it gets made with evidence on the table, not adjectives.

“They sold our house the way a gallery sells a painting. The catalog alone made my mother cry, and the offer that won was from a buyer who quoted it back to us.”

“I have bought and sold seven houses in three cities. Nobody has ever presented one of mine like this. The listing was better written than my own memoir.”

What is your house worth, presented properly?

Not an instant algorithm number. A broker's valuation, prepared against the sales we have actually stood inside, delivered in a conversation rather than an email blast.
