Buying well is mostly restraint

The portals have made every buyer their own researcher, which is good, and their own appraiser, inspector, and negotiator, which is not. What a buyer actually needs from a brokerage in this market is judgment: which of the forty houses you saved are worth a Saturday, which renovation was done right, which asking price is an opening argument and which is a typo.

Danny Wolfe runs our buyer practice, and he spent fifteen years as a general contractor before he ever held a license. He walks a basement the way a radiologist reads a film, and his standing rule is on the record: he will talk you out of two houses for every one he helps you buy. The math works because the houses our clients close on tend to be the ones they still own fifteen years later.

We keep the buyer roster deliberately short, the same way we keep the listing roster short. You get the same phone number for the whole engagement, showings scheduled around the house's best light rather than the calendar's convenience, and access to the Corbel private list, which sees our sellers' houses before the portals do.

Six steps, none skipped

  1. The conversation

    An hour on what you actually need, which is rarely identical to the saved search. We map your budget against the four neighborhoods honestly, including the answer nobody sells: whether you should wait.

  2. Financing in hand

    Pre-approval before the first showing, from a lender we trust or your own. In a market where good houses take one weekend, the buyer with paper moves first and negotiates from strength.

  3. The shortlist

    We preview aggressively so you tour selectively. Most weeks that means we walk five houses and bring you to two, with notes on the three that did not earn your Saturday.

  4. Seeing houses properly

    Showings with Danny are slow on purpose: the basement, the roofline, the panel, the permits. You will leave every house knowing what it is, what it needs, and what both cost.

  5. The offer

    Price is one lever of seven. We write offers that win on terms sellers actually care about, and we tell you plainly when the winning number is one you should not pay.

  6. Inspection to keys

    The last two weeks are where deals wobble. We manage inspection negotiation, appraisal, and closing traffic so the only surprise at the table is how calm it was.
