The read

Kenwood sits between the lakes and the park like it was placed there by an editor. The houses are the city's early best work: Tudors, foursquares, and shingle-style commissions built between 1895 and 1930 for people who hired architects by name. It is not a neighborhood that announces itself, which is precisely its appeal.

The character

The streets are the amenity. Kenwood Parkway curves instead of running on the grid, the elms and maples were planted a century ago with this exact effect in mind, and the walk to either lake takes less time than finding parking would. Houses here were built as commissions rather than spec, so almost nothing repeats: a slate Tudor sits next to a prairie-influenced foursquare and both look correct.

Buyers should understand the trade they are making. Kenwood houses are old in the load-bearing sense, and the good ones have been maintained by owners who treated them as trusts rather than assets. Our job, on either side of a Kenwood transaction, is to know which houses those are. We usually do, because the neighborhood transacts through relationships more than portals.
