The market pays for conviction

Buyers do not pay more for square footage they can count themselves. They pay more when a house has been made legible: when the photography shows the rooms the way an architect would, when the floor plan answers the question before it is asked, when the prose tells them what thirty years of maintenance actually bought. A produced listing gives buyers permission to want the house out loud, and wanting out loud is what competing offers are made of.

That is why our listing work looks the way it does. Every Corbel representation gets the full production, whether it is a $438,000 cottage in Northeast or a parkway Tudor at five times that. The production is the brand, and it does not scale down for smaller numbers.

The second thing sellers hire us for is the part nobody photographs: the pricing argument and the negotiation. We price against sales we have stood inside, not portal averages, and we present the comparables to you the way we will present them to buyers' agents.
