Northeast was built by the people who worked the mills and the railyards, in sturdy worker cottages and brick storefronts that have aged into the city's most interesting fabric. The artists arrived decades ago because the space was cheap and honest; everyone else arrived because the artists made it the best square mile in the city to spend a Saturday.
The character
The housing stock is smaller and more varied than the lake neighborhoods: 1900s worker cottages, four-square variants, brick duplexes, and the occasional converted workshop that becomes somebody's once-in-a-lifetime house. Prices remain the most approachable in our practice, which makes Northeast where we do our best first-buyer work.
The district's calendar is its character: open studios in the spring, the breweries and bakeries year-round, and a small-business ecosystem that behaves like a village stretched across a grid. Blocks nearest the arts corridors carry a premium that the spreadsheet only partly explains.
Who it suits
First buyers who want character at an honest number, makers who need a workshop or studio within walking distance of home, and investors with taste and patience.
What we are watching
The gap between cottage prices and loft-conversion prices is closing as more workshops turn residential. Duplexes that pencil as owner-occupied are the quiet opportunity here, and they rarely make it to a second weekend.
