The lake neighborhoods tightened again. Linden Hills spent the quarter as the market's clearest seller's story: sixteen median days, a 102% sale-to-list, and the now-familiar split between renovated houses that draw crowds and dated ones that draw silence. The premium for finished work has never been wider, which is a renovation signal for owners and a patience signal for buyers.

Kenwood's number is up 4.2% on thin volume, and thin volume is the real story. Nine of the quarter's parkway-adjacent sales never reached the public market, ours among them. If your search includes Kenwood, your search strategy is access, not alerts.

The loft market found its floor. After six soft quarters, Mill District medians steadied at $612,000 and the best original conversions began commanding their premium again. The spread between buildings remains the district's defining fact: association health is moving values more than granite ever did. We publish our building notes to clients; ask.

Northeast keeps being the honest answer. A 5.4% year-over-year gain on real volume, first-buyer activity holding through the rate wobble, and duplexes that pencil continuing to vanish inside a weekend. The arts-corridor blocks carry a premium the spreadsheet only partly explains; we keep explaining the rest in person.

What we told sellers this quarter: price to the comparables argument, not to the neighbor's rumor, and let the preview do its work before the portals do theirs. What we told buyers: financing in hand, shortlists small, and no bidding on houses whose inspection stories we cannot verify. The advice does not change much quarter to quarter. The discipline is the product.
