We do not manage buildings. We keep them.

Property management optimizes a building for its next appraisal. Stewardship keeps it worth standing in front of in fifty years. Because we never sell, we only practice the second.

The long hold

Ownership is a promise with a maintenance schedule.

A building's first owner decides what it is; its long owner decides what it stays. Holding both roles is the entire point of the firm. Residents feel it as small things: brass that is actually polished, a steward who knows their name, repairs made before they are requested.

The street feels it as one thing: a building that looks cared for, because it is.

The care program

Four instruments, nine buildings, one standard.

The named steward

Every building has one steward whose job is only that building: residents, fabric, shops, and street. Their phone number does not change when they are promoted; the building goes with them.

The care endowment

Funded on the day of completion and held apart from operating income, so a recession never gets a vote on whether the cornice is repointed.

The century calendar

Facade surveys, roof renewals, systems replacement, and joinery care on fixed cycles written at handover, executed whether or not anything looks wrong yet.

The building archive

Every wall photographed before it closed, every material sourced and logged, every repair recorded. The stewards of 2071 will know exactly what they are standing in.
