48 residences over a public gallery hall. A corner of Back Bay that spent thirty years as a parking structure, returned to the street as limestone, bronze, and a gallery the neighborhood actually uses.

92 lofts and maker storefronts in an 1889 armory. An 1889 armory nobody wanted to insure, re-founded around its own brick. The arched windows took eleven months. They were the point.

64 residences above a granite shopping arcade. Granite cut the way Boston used to cut it, arched over an arcade of small shops whose rents are set so the shops can stay.

120 residences on a granite seawall. Built to face the water for the next hundred years of weather, on a seawall we rebuilt before we laid a single course above it.
