Find, verify, negotiate, close, care. Most firms sell these as separate engagements with separate loyalties. At Solmara they are one file, carried by one advisor, from the first conversation to the monthly estate report.
Buyer Advisory
Most luxury buyers are represented by someone who also has inventory to move. Solmara holds no listings. We are retained by you, paid to find the right estate and to say no to the wrong one, however beautiful the kitchen.
How the engagement works
Advisory begins with a private brief: how you live, who visits, what mornings look like, what you never want to think about again. From that brief we write an acquisition thesis, a one-page document that names the neighborhoods, the light, the acreage, the acoustic privacy, and the ceiling price that make a property yours. Every candidate we bring you is argued against that thesis in writing, including the ones we recommend you pass on.
What you will not get
You will not get a weekly folder of listings you could have found yourself. You will not be walked through open houses to keep momentum warm. And you will never learn that your advisor also represents the seller. We close fewer transactions per advisor than any brokerage model, on purpose.
Where we work
Montecito, the Santa Barbara Riviera, Hope Ranch, Padaro Lane and the Carpinteria coast, the Ojai upper valley, and select hillside pockets in between. Small ground, held deeply: our advisors live on it, and most of our work never appears on a portal.

In any given year, a meaningful share of significant Santa Barbara coast properties change hands without a public listing. That quiet inventory is reached through years of relationships, and it is where the best buying happens: no bidding theater, no staging, no countdown clock.
How quiet inventory surfaces
We maintain long relationships with owners, estate managers, family offices, and the small circle of attorneys and fiduciaries who know when a holding is about to loosen. When your brief matches an estate that could sell, we open a conversation on your behalf without naming you, and without creating the circus that makes owners withdraw.
Discretion runs both directions
Sellers stay unnamed until there is a real conversation to have, and so do you. Solmara buyers are introduced only at the point of genuine intent, under confidentiality where appropriate. Some of our clients have acquired notable properties whose neighbors learned of the sale from the moving vans.
The patience economics
Off-market work rewards patience: the right estate may take a season to surface. Our engagement terms are built for that timeline, and our advisors are compensated to wait for the right property, not to accelerate you into an available one.

Verification & Due Diligence
Coastal estates are beautiful liars. Behind a perfect hedge can sit an unpermitted guest house, a shared well agreement from 1962, a slope that moves in wet winters, or an easement that lets a neighbor drive through your view. We verify before you are emotionally committed, not after.
The Solmara verification file
Every serious candidate gets a verification file before an offer is written: title chain and exceptions read in full, permit history reconciled against what is actually standing, water rights and well agreements, septic and soils reports, flood, fire, and slope exposure, insurance appetite soundings, and a quiet record check on how the property has traded before. The file ends with a plain-English verdict: proceed, renegotiate, or walk.
Specialists, retained by us
We bring the surveyor, the geotechnical engineer, the arborist, and the land-use attorney, coordinated by our diligence lead so their findings are reconciled into one document instead of four PDFs that disagree. You read a single memo. We keep the binder.
When diligence pays for itself
On one recent engagement, permit reconciliation surfaced an unpermitted 1,100 square foot guest structure and an unrecorded access easement. The purchase closed, but $410,000 lighter and with both issues cured in escrow. Negotiation & Closing
Luxury negotiations are lost by buyers who fall in love out loud. Ours are conducted quietly, from a verification file the other side has usually not read as closely as we have, with terms shaped around what the seller actually values, which is not always price.
Position before posture
We enter every negotiation knowing our ceiling, the property's defects, the seller's timeline, and what the last three comparable quiet sales actually closed at, not what the neighborhood believes they did. Offers are structured with clean terms and disciplined contingencies: strong where the file gives us strength, generous where generosity buys goodwill that matters later.
Escrow, managed like a project
From acceptance to recording, closings run on a published checklist: deposits, disclosures, contingency releases, cure items from diligence, insurance binding, entity and trust structuring with your counsel, and funds choreography. You receive a short status note at every milestone. Surprises are our failure condition.
After the keys
Closing day ends with a handover memo: every code, contact, warranty, account, and unresolved item, in one document. Most clients then move directly into post-sale care, and the estate never has a gap in attention.

Post-Sale Estate Care
An estate is a working system: water, roofs, hedges, staff, insurance, and the slow calendar of coastal weather. Solmara's care team keeps that system running for owners who are present ten months a year and owners who are present three weekends, so arrival always feels like the house was expecting you.
What care covers
Vendor and staff coordination, preventive maintenance calendars, storm and fire-season readiness, renovation and landscape project oversight, bill and insurance review, and a standing monthly report with photographs. For owners abroad, we are the local presence: the people the alarm company calls first.
Projects, owner-side
When you remodel, we sit on your side of the table with the contractor, the designer, and the county, translating construction into decisions you actually need to make. Budgets and schedules are reported monthly against baseline, in writing, the same ledger discipline we bring to a purchase.
The point of it
Estates that are cared for continuously trade better, insure better, and cost less over a decade than estates rescued episodically. But mostly: you bought the house to enjoy it. Care is how the enjoyment survives ownership.
