Do you also represent sellers?
No. Solmara holds no listings and takes no seller mandates. We advise buyers and care for the estates they own. Removing the other side of the table is the entire design of the firm: nobody here is ever paid more if you pay more.
How do you charge?
A retained advisory fee plus a success component, set out in writing before the search begins, with the structure shaped so that waiting for the right property never costs your advisor anything. Post-sale care is a flat monthly engagement. On this demo site all fee figures are illustrative.
What does off-market really mean here?
Properties that sell without a public listing: owners approached through long relationships, quiet mandates from estates and fiduciaries, and homes whose owners would sell to the right buyer but will never tolerate a sign or a portal photograph. A meaningful share of our closings never appear on any site.
How long does a search take?
Listed purchases can complete in two to three months. Off-market searches reward patience: six months to a year is honest, and our engagement terms are built for that timeline. We would rather report a quiet month than accelerate you into the wrong estate.
Can you work with our attorney, tax counsel, and family office?
That is our preferred arrangement. We coordinate with your counsel on entity and trust structuring, with your tax advisors on exchange timelines, and with family offices on reporting. We provide diligence and coordination, not legal, tax, or investment advice.
We live abroad. Can you close and care for the estate without us present?
Yes. With appropriate powers and counsel in place, most steps proceed with you remote: verification, negotiation, escrow, and recording. Post-sale care was designed for exactly this ownership pattern, including monthly photographic reports and a standing arrival protocol.
Is any of this real?
No. Solmara Estates is a fictional demonstration website designed by Overflow Marketing to showcase design for the luxury real-estate advisory vertical. Every person, property, price, and figure is invented, and the forms simulate their responses.
