The brief

The brief

A 1931 Spanish colonial revival with old trees and older paperwork. Our clients loved it on the first walk-through. Loving a house is exactly when verification matters most.

What we did

Permit reconciliation surfaced an unpermitted 1,100 square foot guest structure, and title review found an unrecorded access easement crossing the lower garden. Instead of walking, we priced the cures, renegotiated from the file, and closed with both issues resolved in escrow.

The brief

A listed view property with a second buyer circling and a seller whose real concern, we learned, was not price: it was a 90-day leaseback to finish building elsewhere.

While the competing offer chased the number, we shaped terms around the seller's timeline: a free leaseback, clean contingencies backed by pre-run verification, and proof of funds choreography that made our close feel inevitable. The stronger offer on paper lost to the easier life we put on the table.
