Sixty steps down, the water is yours

Below the three plots, a private stair drops through the pines to a sea-cave cove no road reaches. Morning swims before the heat, octopus lunches on the rocks, and the kind of dark-blue evening water that makes dinner run late.

Yes. The three plots share one private lane, so a full walk-through of Roca, Lumen, and Terra takes about two hours, timed to end on the Roca terrace at sunset. One of our residence advisors stays with you throughout and leaves you alone exactly as much as you want.

Villa Roca is complete and furnished for viewing today. Lumen and Terra are under construction with staged completion over the next 24 months (timelines illustrative, like every figure on this demo). You walk the real structures, not a sales suite.

Between 60 and 120 metres from terrace to tide, depending on the villa. A private stair leads down the cliff to the sea-cave cove, which is shared by the three residences and reached by no public path.

For Lumen and Terra, yes: stone, timber, kitchens, and wellness layouts remain open until their respective fit-out deadlines. Roca is sold as completed, though furniture and art are negotiable to the piece.

Each price (illustrative on this demo) covers the villa, its walled plot, the shared cove and lane, two covered parking places, and a full year of estate management. There is no separate community fee in year one.

The coast is invented, so we gave it good weather: mild winters, 300 sunny days, and a village with a bakery ten minutes inland. In the fiction, all three villas are engineered and insulated for year-round living, not just August.
